The project is made up of court buildings and linear buildings with 3/5 levels. It has been realized with energetic saving standards through a right exposition of the buildings, considering heating boilers at high efficiency and a clever system for the management’s check-up of the thermal shock of the spaces.

The construction of Villa Fastiggi is an example of how green building can also be applied to social housing, with satisfactory answers and cost content.

Polistudio dealt specifically the Energy saving, the requirements of bio-architecture, the electrical design and construction supervision.

The district of "Villa Fastiggi"in Pesaro, with a total of 380 apartments, has a built area of 22,000 sqm on a land area of about 152,000 sqm, of which 90,000 m² of green. The apartments have been made partly by private and partly public housing cooperatives.

It has also carried out an assessment of the energy qualification of buildings, and the result has provided, for groups of apartments of each stairwell, values between 43.2 and 56kWh / m2 / a. The project is located in a climate zone D.

The sale price of apartments to co-operative members was between 1,800 and 1,900 EUR / sqm below local market prices for buildings of equivalent level.
